Frame and Roof on in 2 days











The frame went up yesterday with the roof going on today... It is moving quick now.. Only 5 days before they shut down to Christmas..








Seeing the rooms now, I think i would change a few things, but i will wait and see. I will be happy with it anyway.








I am really happy with how fast they are doing stuff, they even worked in the rain today.

We have a Slab


Well its been 3 weeks since our site start date and we have a slab..


Called around to the house at lunch time and the site supervisor was there. He advised that the windows are getting delivered tomorrow and the frame on Monday, They will have the frame up on Monday and Tuesday and then will have the roof on and the tiles on the roof by Christmas. They will be working right up to the 23rd of December and be back at it on the 11th January. I am really happy with how quick it is now going to go.

Retaining Walls Done!!!




Well Mum and Dad worked hard last week in the hot heat and got the retaining walls all up.. they look good.

Site Scrape


Site Scrape was today, it went smoothly with only a few rocks found in the driveway..


I have my key, now i just need a door

The retaining walls look like they will be easier that first thought.. My mum and dad will be working all though out next week getting these up for me.

Site action starts again on the 30th November.

We have a start date

Lender faxed through authority to commence and we now have a start date of the 20th November.

I am a bit disappointment that it is not closer. But it is only 2 and a half weeks away...

I am so happy that it is moving, at least i will have a slab by Christmas.

Coral advised today that they only shut down for 2 and a half weeks at Christmas, Does any one know if this is right?

Awaiting authority to commence

Well we are nearly finally there.... I got a call from Coral today to say that all i need now is get my authority to commence from my lending authority. Plus sign a variation form.

So hopefully on Monday Coral will have it all and If goes to plan i should have a site start date by Wednesday.

How good would that be!!

We are out of Council!!!!!!!!!YIPEEE!!!!!!!!!!

We are finally out of council, I received the approved plans in the mail today. Now just have wait for Coral to receive it and check it over.

Not much change.. Well no change at all...

Coral called last week and asked me to call council to see if i could hurry it along... I had already got a head start and had been calling council for like the last 3 weeks trying to get news, well i got news not what i was after though. The inspector has been on holidays and i have to wait for him to get back.

Ok he inspector came back from holidays today, called him first thing this morning and advised that i am in risk of breaching my contract as start date needs to be issued and this has been the 7th week that it has been in council..... He advised that his manager has put it on his desk as a priority and that he will be doing it today or tomorrow and that he is going to try and fast track it through admin... Lets hope he comes through for me....

Finishes appoitment completed

Had our finishes appointment today, i thought we we had everything picked before we went.... I was wrong....

We choose a nice brown carpet for the bedrooms....

Diamond Gloss Ebony Marble for the the kitchen bench tops with a stone blue cupboards.

Bathrooms are chocolate tops for vanities with white doors,

Tuscany Bianca bricks, with roof and all windows and garage black . with cream trimmings.

Paint is hog bristle half for inside and hog bristle quarter for the trimmings outside and down pipes.

we are having frosted glass in the bathrooms for privacy

still in coucil, tiles now picked

House is still in council will hopefully come out this week or next week.
Have had another call about my retaining walls, have been told that a timber one will be better, that is ok cause it will be about a thousand dollars cheaper.

we choose our tiles today, we have a mondo beige through out our living areas and in the wet areas we have espresso (chocolate colour). our splash backs for kitchen and bathrooms are white. our tiles for our main area are 45cm square and our bathrooms are 30cm square and bathroom wall tiles and splash backs are 20cm by 30cm. nice rectangle tiles

i am not sure about our kitchen benches we were going to use diamond gloss but after what i have been told i think i am not going to.

We are using Ebony Marble for the bench tops and a slate grey for the cupboards.. Still not sure about this though!

Our Finishes appointments now on Friday so i will need to ensure i have it right by then..

Finally in Council

We are finally in council... Yippee!!!

Got a call from site supervisor asking if we are ready for our retaining walls when we get out of council so we don't have hold ups.. Thought this was great!!!

We are going to do a dry stack retaining walls our self..

I booked in a finishes appointment for Thursday but may have to cancel not sure if i am ready yet

Hopefully will only be in council for 4 weeks.

still not in council and they want more money!!!

Had a call on Monday from coral 30/8 and was advised that the plans have gone of to the private certifier. Got a letter from coral yesterday that advised that i need to pay $1200 to council for a bond.. What The!!!. The first time i have heard of this was when i got the letter. You would think that they would of told me sooner.
After a few calls around to see where the plans are found that they should go to council in a few days. But not before i pay the cash, which i paid. CAUSE I WANT MY HOUSE!!!

I think some people think that you have money in the bank all the time... When are the extras going to stop?

Copy of signed contracts back

Received a copy of the signed contracts back and my pack for the finance company. Have paid the 5% deposit and was told by coral that should be in council by Wednesday or Thursday.

I think i should book the finishes appoitment as it should go quick from here.

Contracts have arrived!!! Signed 16/8/09

Contracts arrived on the 15th Aug.... Took them home and looked over them...

They all look right, which is great news.... I signed them today 16th Aug...

Well its time to start thinking about what tiles and finishes i want...

No Change

Called SC to see how the new soil tests went, he advised that they came back the same... It was worth a try anyway..

Also emailed Head office to see if they could fast track contracts but was given the line

"I wish i could but we are so busy with FHOG that it will take the same amount of time... "

Oh well will just have to wait to the 15th... Only 2 more weeks

Soil Tests Re-Ordered

SC emailed me today and advised that they are going to redo the whole soil tests... I am happy about this...

He has ordered the contracts as is, just in case it does not change... This is so it does not hold up the process....

Signed Tender 12th July 2009

Signed tender today... They are also checking on the soil tests to ensure is actually a E class.
Well now have been told will go to contract SC advised it would be around 3 weeks wait..

Getting used to the waiting game now...

I have the tender..BUT........

Picked up the tender letter today... BUT big shock... apparently soil is class E... not good at all.
They have added every cost imaginable for site / wind and council fees and removed everything i wanted.... Coral wont do the driveways because of the soil class so i need to have these done myself. The site fees jumped up to around $23 000 where i was only expecting to pay well below the $15000 mark... Some big decisions to make in the next few days to see if i will go ahead or not...

I emailed our coral homes sales consultant today to see where we are up to as it has now been 1 month since the initial deposit.

He emailed back with in the hour and advised that everything is with head office and we should have tender 1 ready to sign on the 11th July. I just hope it comes back right so we don't have to go to 2nd tender.

Only time will tell.....

Soil Test Done..Mortgage Papers Signed

Seen the solicitor this morning and signed the mortgage papers after a little hiccup with my name being spelt wrong..

Went by land this afternoon to check to see if the soil tests had been done and came across little patches where soil was...Looks like its been done...finally

First let down

Went to coral display home on the weekend to check out the kitchen bench tops and for any updates on the soil tests. Well couldn't get the granite bench top... way to expensive at a extra $4000. Decided to go with the diamond gloss laminate only $100 extra.

Asked about if soil tests had been done, was advised yes just waiting on results. Any way went up to the block to explore if i could see if soil tests were done. I couldn't see any thing that looked like it. So emailed sales consultant and advised this.. surprise surprise.. was emailed back that because of the rain had not been done and that they would be on site tomorrow and will be done then.

Now more waiting.......

23rd May 2009 went to coral and paid deposit for soil tests.

Choose brick colour bianca and roof tile colour sambuca.

26th May 2009 Faxed through to coral what they wanted (section 149 and convents)

30th May 2009 Called Coral and asked if they had everything they needed. Was advised yes… now just had to wait for survey reports…
